Property Management in Orange County

Orange County is one of the most desirable rental markets in Southern California.

Its rentals range from coastal luxury homes in Newport Beach and Laguna Beach to single-family homes, condos, townhomes and multifamily buildings in inland cities like Irvine, Santa Ana, Anaheim and Mission Viejo. Families are drawn to highly rated schools and master-planned communities like Ladera Ranch and Irvine's villages, many with HOAs that add their own rules for owners, while UC Irvine, Irvine's corporate headquarters and the Disneyland Resort bring a steady stream of students, professionals and workers looking for homes to rent. Miles of beaches from Huntington Beach to San Clemente give the coast a relaxed beach-town feel, and Interstate 5, the 405 and the toll roads connect the county to the rest of Southern California. That combination attracts high-quality, long-term tenants and keeps rental demand strong. Owning a rental here also means navigating one of the most complex regulatory environments in California, where state and local rules change constantly and differ from one city to the next. A professional property manager protects your investment on both fronts, maximizing its rent and long-term value while keeping you compliant and minimizing risk.

96 years, five generations

ABC has managed Southern California

rental property for more than 96 years,

across five generations.

Your property is managed from our Glendora

office on Route 66 by people who know

Covina, Pomona, Rancho Cucamonga and

Ontario, not a call center.

Rules handled for you

We track rent caps, notices, deposit rules and

city registrations for every property, so a

missed step never costs you a fine or a rent

increase.

Full-service management

Leasing, tenant screening, rent collection,

maintenance and evictions, all handled by one

local team, so you never have to chase rent or

coordinate repairs yourself.

STAY COMPLIANT

Complex, Ever-Changing Rules Across Orange County

Rental rules in Orange County are complex, constantly changing and different from one city to the next. A hillside home in Laguna Niguel, a condo in a Mission Viejo HOA and a fourplex in Santa Ana can each fall under different fire-zone requirements, leasing restrictions, rent caps and registration deadlines, all on top of state rules like an 8.7% cap on rent increases for covered properties through July 2027, a one-month limit on most security deposits and just-cause protections. One missed requirement can mean an HOA fine, a voided rent increase or a costly penalty. Our team tracks every rule for every property we manage, so you never have to.

FIRE ZONES

New fire hazard maps

Laguna Niguel and other South County cities adopted the state’s updated fire hazard maps in 2025. Owners in those zones must keep defensible space around their homes and disclose the zone when they sell, and new state rules for the first five feet around homes are on the way.

HOA RULES

HOA leasing rules

Much of South County sits in master-planned communities like Ladera Ranch, Mission Viejo and Laguna Niguel, each with its own leasing rules: minimum lease terms, tenant registration with the HOA, and fines charged to the owner when a tenant breaks the CC&Rs.

SANTA ANA

Santa Ana’s rent cap and registry

Santa Ana caps most rent increases at 2.87% from September 2026 through August 2027, requires just cause for evictions and runs a rental registry with annual fees.

What Local Owners and Tenants Say

Really great experience working with this property management company. They helped get my property ready for rent and were super helpful throughout the process. They coordinated with vendors, organized the work, and even got great value on the price paid for the services. Made everything much smoother. Highly recommend.
