Property Management in Long Beach

Long Beach is one of the most desirable rental markets in Los Angeles County.

Set at the county's southern edge along the Orange County line, Long Beach gives residents easy access to jobs, shopping and recreation across both regions. Families are drawn to Long Beach Unified's A-rated schools, including dual-language immersion programs, while Cal State Long Beach, with more than 42,000 students, Long Beach City College and the Port of Long Beach bring a steady stream of students, faculty and workers looking for homes to rent. Miles of beaches, pet-friendly Rosie's Dog Beach and neighborhood spots like Second Street, Retro Row and the East Village Arts District give the city a walkable, beach-town feel. Rentals range from coastal condos and single-family homes to small multifamily buildings and ADUs. That combination attracts high-quality, long-term tenants and keeps rental demand strong. Owning a rental here also means navigating one of the most complex regulatory environments in California, where state and local rules change constantly and differ from one city to the next. A professional property manager protects your investment on both fronts, maximizing its rent and long-term value while keeping you compliant and minimizing risk.

increase.

coordinate repairs yourself.

STAY COMPLIANT

Complex, Ever-Changing Rules Across Long Beach

Rental rules in Long Beach are complex, constantly changing and stricter than state law. A fourplex in Belmont Heights, a house in Bixby Knolls and a building near Cal State Long Beach can each fall under the city's own just-cause rules, relocation payments, remodel requirements and tenant harassment penalties, on top of everything the state requires. One missed step or invalid notice can void an eviction, trigger a relocation payment or cost you thousands in penalties. Our team tracks every rule for every property we manage, so you never have to.

RELOCATION

Higher relocation payments

Covered no-fault terminations require relocation assistance or a qualifying rent waiver: one month’s rent, or the greater of $4,500 or two months’ rent for a remodel or demolition. Payment is due within 15 calendar days of serving notice, or the notice is void.

REMODELS

Strict substantial remodel rules

A remodel notice requires permits, reporting to the city and work that can’t safely be done without the unit sitting empty for at least 30 consecutive days. Intentional violations can bring a $15,000 civil penalty plus legal fees.

HARASSMENT

Tenant harassment penalties

Bad-faith repair failures, abusive entry and intimidation can bring penalties of $2,000 to $5,000 per violation, with more for tenants over 65 or with disabilities.

What Local Owners and Tenants Say

We chose Beach Cities based on their stellar reviews, and they have exceeded our expectations. We as property owners and our tenant have only good things to say about Beach Cities and their staff at every level. In an age when customer service and dedication to excellence are all but gone, Beach Cities shines especially bright.
