Property Management in Glendora
Glendora is one of the most desirable rental markets in the San Gabriel Valley.
Families are drawn to Glendora Unified's A-rated schools and quiet foothill neighborhoods below the San Gabriel Mountains, while Citrus College, with more than 10,000 students, and nearby Azusa Pacific University bring a steady stream of students, faculty and staff looking for homes to rent. Historic Glendora Village gives the city a small-town feel, and the new Metro A Line station, opened in September 2025, and the 210 Freeway connect it to Pasadena and downtown Los Angeles. That combination attracts high-quality, long-term tenants and keeps rental demand strong. Owning a rental here also means navigating one of the most complex regulatory environments in California, where state and local rules change constantly and differ from one city to the next. A professional property manager protects your investment on both fronts, maximizing its rent and long-term value while keeping you compliant and minimizing risk.

STAY COMPLIANT
Complex, Ever-Changing Rules Across the San Gabriel Valley
Rental rules in the San Gabriel Valley are complex, constantly changing and different from one city to the next. A home in Glendora, a fourplex in Pomona and a building in Baldwin Park or unincorporated Charter Oak can each fall under different rent caps, registration deadlines, notice forms and relocation requirements, and several of those rules changed again this year. One missed filing or outdated notice can void a rent increase, stall an eviction or cost you thousands in relocation payments and penalties. Our team tracks every rule for every property we manage,so you never have to.
GLENDORA
Glendora’s new ADU and SB 9 rules
Ordinance 2099, effective October 8, 2026, updates Glendora’s rules for accessory dwelling units, junior ADUs and SB 9 units to match state law. Owners adding a unit or renting an existing one should check their plans and permits against the new standards.
POMONA
Pomona’s permanent rent cap
Since January 1, 2026, most Pomona rentals are limited to a 5% rent increase each year, and landlords must register covered units with the city. Owners with properties on both sides of the city line have to run two sets of rules.
BALDWIN PARK
Baldwin Park caps and registers rents
Older Baldwin Park apartments built before 1995 are capped at a 3.0% increase since January 17, 2026. Owners must register each unit by the end of March and post the maximum allowable rent before any increase.
LA COUNTY
Unincorporated county pockets
Charter Oak, Rowland Heights and other unincorporated areas follow LA County’s rules: a 1.919% cap for older multi-unit rentals through June 2027, annual county registration, and noeviction for unpaid rent below two months of fair market rent.
